Try and find a software that has full accounting systems, and that you are able to track all your expenses or incomes immediately. Also be on the lookout for a maintenance management system, where your tenant can request a maintenance job to be done at their premises. Do not try to find a software system that has unique features, rather trying to find a software system that has a lot of features even more than what you are looking for as it is easier for you to make use of that software than to purchase another add on to the software you already have.
The biggest benefit needs to be the ability to provide the correct financial reports so that you can submit it for taxation purposes. If the software only provides mediocre reports then I suggest you do not purchase it at all.

You can now give your tenants online access to their accounts, which makes it a lot simpler for you as a landlord to provide statements as it is done automatically on the web.
